Q: Is the HOA in the Bramlett Shoals subdivision mandatory for my new home buyer?

Yes, if you are representing a buyer or seller of a home in the subdivision, the new homeowner(s) will be required to join the HOA.

Q:  Why is the current homeowner of the house that my buyer is purchasing not a part of the HOA?

The current owner most likely moved in before November 5, 2005 and has never participated in the HOA.  There are two ways for membership to become mandatory:

  1. Purchase a home after November 5, 2005 when it was determined that all new homes would be mandatory members.
  2. Or, purchase a home prior to November 5, 2005 and participate in the HOA at one time or another.

Q:  I need a closing letter for the home my buyer is purchasing.  How do I get one?

Yes, the fee is $100.

Q:  How much lead time do I need to provide for the board to develop a closing letter?

Please provide the board with 5 business days notice to receive a basic one page closing letter outlining current obligations to the HOA and other details.
