Q: Is the HOA in the Bramlett Shoals subdivision mandatory?
This answer depends on when you moved into the subdivision and whether or not you have participated in the association before. Yes, it is mandatory for homeowners who move in after November 5, 2005. However, it is not mandatory for homeowners who moved in prior to November 5, 2005 who have never participated in the HOA. If you have participated in the HOA at one time or another, then according to the covenants, your membership is now mandatory and it does not terminate until you sell your home.
Q: I’m not a member of the HOA because I moved in prior to 11/5/05 and I’ve never participated. Why should I join now?
There are many reasons to join:
- To maintain the value of your home in our tough economy. Studies show the neighborhoods that are maintained well and offer nice amenities (pool, tennis courts) are more likely to retain their values long term because they are more attractive to prospective buyers.
- To help cover the costs of maintaining our great neighborhood.
- To gain access to our common areas including the Pool and Tennis courts.
- To communicate with a broader group of neighbors in the subdivision about things happening in our subdivision.
- To have the right to vote at our annual meeting.
- Becoming a member gives you the satisfaction of knowing that you are doing your part to help the Bramlett Shoals subdivision continue to be a great place to live.
Q: What are the common grounds managed by the association?
The common grounds include three areas:
- The pool located at 976 Amberleigh Oak Way.
- The tennis courts located at 1502 Mariray Court.
- The middle island located at the entry way of Bramlett Blvd.
The association is also responsible for maintaining the signs at the front of Bramlett Blvd and Marta Crane Drive. As of spring 2012, the association is responsible for the landscaping surrounding the signs because the property owners at 1680 and 1685 Bramlett Blvd as well as 1002 Marta Crane Drive have given the HOA approval to assist with maintenance.

Q: What is the cost to join the HOA and what is the deadline for paying dues each year?
If you purchased your home after November 5, 2005, you are required to pay $450 annually. Dues are payable in one lump sum. Or, you may pay in two installments with the total amount due in full by the April 15th deadline. Please contact the board if you have any questions or need to discuss payment.

Q: Who do I call if I see a dangerous animal in the subdivision or I hear a barking dog?
You may call Gwinnett County Animal Control. To report an animal bite: Call 911 for medical attention first. The 911 operator will call us about the animal. To report cruelty cases or an injured, sick, or vicious animal call us at 770-513-5700. To file a complaint (barking dogs, etc.) call 770-339.3200 (Monday – Friday, 8:00am – 4:00pm). Q: Does Bramlett Shoals have a neighborhood watch program?
No, there currently is no program for our neighborhood but if you are interested in creating one, please attend the HOA meetings to discuss.
Q: I’m new and I need to get water, power, home phone service, sanitation and other services set up. Who are the service providers for the neighborhood?
There are different providers based on the type of service including:
- Jackson EMC provides power services. 770-963-6166
- Gwinnett County provides water service. 678-376-6800
- The City of Lawrenceville provides Gas Service. 770-963-2414
- Republic Services provides trash service on Thursday each week. 678-963-2800
- AT&T (888-757-6500) and Comcast (404-266-2278) are both options for phone, internet and cable.
