Revenue and dues payments for 2012 are outpacing last year.  Thanks to the 52 homeowners who have already paid dues for 2012.  If you have not paid dues, you are more than 90 days late because dues were supposed to be paid in full by March 31, 2012.  Here are some numbers:

  • There are 90 homes in the subdivision.
  • Of the 90 homes, 67 are mandatory members and the remaining 23 are grandfathered in and don’t have to participate.
  • To date 52 homes have paid dues for 2012.
  • The HOA board sent out demand letters to 15 banks and/or homeowners last week asking recipients of the demand letter to reply within 30 days or a lien will be filed against their home.  A rule is not a rule if there is no penalty for not following it.

This year, we plan to file liens with the Gwinnett County courthouse against homeowners that do not respond to the demand letter in a timely manner.  There are many homeowners who have not paid dues for several years.  In the state of Georgia, HOA’s are allowed to purse 4 years of back dues.  Many of the homeowners that have not paid in previous years have used the pool when their dues were not paid.  This is not acceptable.  It costs money to operate our HOA and pool and only the people who pay to be members are authorized to use it.  If you received a demand letter, please reply ASAP by sending an email to bramlett.shoals@gmail.com to avoid a lien.  Thanks in advance.  Please let us know if you have any questions.
